Plot of land with a size of 300 – 1000sq.m.
Regulation. If the plot you have chosen is not regulated, then you will have to change its status. This will cost you between 1 and 2 Euro/ sq.m. In the documents for the regulation will be the parameters for the building project you will have to prepare. The allowed height in Intsaraki is 10m above the ground level, which is three floors and an attic above the ground. Because of the steep terrain you will be able to build two more floors under the street level, which will give you enough living area.
Government tax. This tax has to be paid to the government after the regulation and will be between 1000 and 1500 Euro.
Project. After you have changed the status of the land you will have to get an architect to make a building project for you. This project will cost you 5 – 15 Euro/ sq.m. depending on the service you need, the architecture and the architect.
Building permission. The next step will be to take this project to the Municipality for approval or a building permission. For this building permission the taxes are 5 Euro/ sq.m.
Building. The building itself will cost you 120 – 150 Euro/ sq.m for the rough building. A “key turn stage” building will cost you 280 – 350 Euro/ sq.m. –
Act 16, water, electricity. The last thing would be to pay taxes for getting a Permission for living (Act 16), connecting to the electricity and water systems. This will cost you between 1000 and 1500 Euro.
